Like everything else in the USVI, things happen slowly. I have watched real estate prices on St Croix for over 20 years. Back in 2005 when real estate on the mainland was going up like crazy, St Croix was a pretty good buy, and gradually raised asking prices near the mainland level.. But, soon the states real estate bubble broke and housing prices crashed, however STX prices stayed the same. Of course, nothing sold, but we were too slow to figure that out. Now as 2013 approaches, real estate in the states is beginning to recover. Once again, the problem with St Croix is that we never crashed as far as the states and the asking prices were still too high. In addition STX has more economic problems than most stateside locations.
You can go to historically good real estate markets on the mainland today and buy a great 3 bedroom house with a pool in a gated community in the low $200,000. Not, of course, in the most' in demand' areas of silicon valley or coastal LA. Meanwhile, here in St Croix and probably St Thomas too, we are waiting for the starry eyed family from the mainland who will buy our house at 30% over the real market. The only real estate that really re -adjusted on St Croix were the condominiums and that is because they carry sky high HoA and insurance monthly costs. This house is a good buy according to the listings, but we need to ask ourselves, what it takes to really sell.
