St. John rental

Hi! My husband and I are moving to St. John this coming summer. We would like to rent a house (or condo) on a beach (or at least a place with a view and a pool) with 2+ bedrooms. The problem is that we need to rent for 1 year. It seems as though everything on St. John is meant for short term rental. Can anyone point me in the right direction or let me know if you know of anyone willing to rent for a year? Thanks! 🙂

STJ does not have any houses or condos available for rent by the year on a beach. Most places with 2+ bedrooms, a view and a pool are in the weekly rental market because that is most profitable for homeowners. For a yearly rental you can check the bulletin board at Connections. The Island Trader may also be useful; it's a free classified newspaper that comes out every Thursday and you can read it online here: http://www.virginislandsdailynews.com/ It's on the left side under Special Supplements. Most rentals are word of mouth so find a place to stay for a week or two and ask everyone you meet. During the summer you will have more of a selection than you would in the fall.

Like you might have heard from reading the board, its going to be MUCH harder to find a place if you are not here. Best plan of action is to find a very cheap place to rent for a few weeks and hit the pavement hard to find a place quickly. Landlords usually do not want to rent to people who are not here, they have all heard from people before who say they are coming. Plus its just hard to find a rental that far in advance. Try putting a ad one to two before (at the most) on the board and maybe you will have more luck. Its a landlords market in when it comes to renting and I can only imagine its worse in stj where affordable housing much be really hard to find. Seems like even a dump could make more money there with short term rentals there.

Try Rick and Carol at Scenic Properties (340-693-7777) but not sure if I have heard of long term rental with a pool 🙁 and you can plan on easily spending $2000 minimum per month for a basic two bedroom - that is if any are available.

Thanks for the advice. We aren't really concerned about the price, so long as it is set for long term rental (a few thousand a month is okay, but a few thousand a week is not). Does anybody else have any ideas?

Did you try contacting any local Realtors there? Call them every two weeks or so. Its not so much about being pushy and annoying as friendly and very persistent down here. People are not going to call you back. But if you do your best to make them like you, you very well might have something by the time you move down. They might not have anything in their inventory but they very likely will come across someone in their day to day business that will let them know of something. If you really make an impression on them they might call around to try and scare something up for you, but that is a long shot. It is all a matter of inventory and for someone to really go out of their way it would help if you were already there and they knew you were serious.
