Seeking 1 bedroom for long term rental STX

I'm lookin for a 1 bedroom 1 bath. Christiansted. Fully furnished. A/C a plus. Trash pick up. Willing to pay electric. $700/month or lower.

lol I know. You'd think some people would rather negotiate monthly rent than to just have a vacant unit sitting there for months. $100 less than what they requested a month is better than $0 a month. But I'm just saying *-)

LOL..agreed! I think ppl in the VI keep raising rent because no one is fighting back. Gosh I am seeking a 2bdrm so let me know if you hear anything!

i totally agree with that. I'm seeing studios and 1 bedrooms for $900-1500 out there. I know the sea view is nice and that the landlord's costs have increases as well, but no one can afford that. Better to lower the rent for a 1 year lease, i think, than have no rental income at all.

Good call sauceress! I understand mortgage has to be paid but at the same time..that person has to pay light, water..etc. ummm not to mention locals dont appreciate the view because we grew up with it.

It's nice to know that others think the same. Let's face it some are just greedy and have a mindset of "If you don't like it then go somewhere else" knowing that they're not much nice, affordable places to choose from. Its not that I'm broke, I make good money I just rather not spend majority of my income on rent (td) But I'll keep looking until I find someplace 😀

Well just what do you consider "affordable" for : in a nice area no amenities ie no pool, beach or view?
a one bedroom 1 bath
a two bedroom 2 bath
Also remember that if it's a condo in addition to mortgage payments the owner usually has Condo fees

If the price isn't what you want you have the right to say "no, thanks" and try and find something else. Or to try and negotiate. But the laws of supply and demand for rental units work here just like everyplace else. If the rent is too high, it will become apparent to the owner and he will lower it. But just because you think it's too high doesn't make it so.

That's all well and good, Linda, but there's a difference between supply and demand and simple greed. It's ridiculous to charge upwards of 1K per month for studios or 1-bedroom apartments, especially when there are places that rent the same size units for half that. This is why there are always high-end properties for rent, and yet it's so difficult to find a place where one can afford both rent and groceries.

It does depend on where you are. Some condo units (like the reef or villa madaline) have ridiculous HOA fees so if the condo owner is paying a mortgage AND the HOA fees... the unit is going to be more for the renter. Mind you, a well appointed unit at either of those communities can get a better sum because of the amenities as well.

I'm coming from some of the Highest rental markets in the country (Boston, LA, and San Diego) So I'm probably a bad judge of value.
To answer Sauceress
A good sized one bedroom - no pool/view/ etc... furnished? $1000 mo maybe
two bedroom - $1350-$1400.

I stay on this part of the board just to keep up with turnover rates and rental prices. We're not ready or able to move yet... but the rise in prices is worrisome.

I've been in the same rental for 5 years, so I'm not the best judge, but I would say the number of units for rent has increased over the years. And a greater number of units on the market means lower prices. There will always be a very high end and a low end you (or I) wouldn't want, but I think there are more units in the middle. It's not easy to find less expensive units, it takes legwork and word of mouth. But a lot depends on your expectations. And your pocketbook. finding something, even a studio, that you would live in is going to cost at least $500 and up, IMO. My particular home is part of a 2 unit house, 2 BR, 2 BA in the hills south of Cane Bay. No a/c, no pool, but lots of quiet and privacy -- and deer!, and it's just under $1,000 a month. Owner lives in another home on the property and she owns outright.

Just under $1000 is acceptable for a 2bdrm 2bth. Lets look at reality! In most states at least if you pay $1000 for a 2bdrm apt in a gated community you have more, like trash pick up, mail and you can get someone to fix things in the home that is broken. These small apts that the owners wont live in themselves are ridiculous. You can make I guess what you call good money in the VI, but the owners are no the only ones with other bills. It seems like it would be survival of the fit soon. You either can afford an apt $2000 and above if you have a family of more than 2 persons or you can live in the projects. ...hmmmm not liking the choices. Our government need to regulate rent...
