Forget it Speedy,

Today, you had the rental posted on line at http://rentals.classifieds1000.com/US/Virgin_Islands for $2,300 a month which is why I called, then you tried to up the monthly and said that rate wasn't good, not to mention you lied to me several ties during the course of our short conversation on the phone today.

People - beware he says things are included, but then he tries to finesse WIFI - Cable - Yard maintence into his jacked up rate. Larry you even lied about the rent you were charging the man renting from you below, not that I really care about what he pays, but still a lie none the less. I looked at your posting history (you can't erase in here Speedy - heh) and saw you only charged the man below $875 a month, not a $1000.

Also on top of trying to charge me more than your long term posted prices (which you removed from the web right after we talked) you are selling the place and would put a long term renter out in 60 days, yet you were trying to con me into a year lease. Nice!

Every time he tried to jack up the rates, I said, OK, I'm hanging up, you would back pedal in order to keep me on the phone longer.

This is just my direct experience with this man, he says one thing, does another, avoid!

For you information : On November 7, I did put add on vimovingcenter Only. I did not put any adds on website you are talking about.
And after when you finished talking to my husband i did not remove anything from any were.
Later this year I did list for $2,300.00 a month on vimovingcenter . But as of now the price has changed as you see my new add: saying call for a price.
How do you know how much our tenant is paying now. I did not lied about the rent. Looks like Sir, you do not know what are you talking about.
Nothing on a previous listing saying about maintenance included or others.
Sir if you want something for nothing you need to go elsewhere.
Lier and fabricator seems to be you not us.

I just skimmed this thread and am not picking sides at all, just trying to add info, all renters, ESPECIALLY in the VIs should know that just about every lease has a clause in it for selling the property and you would be out in 60 days and you would have to put up with showings. Usually in the US as well because you just don't know what life will throw at you. I always have it in my lease as well even though I have Zero intention of selling...ever. And EVERY SINGLE, realtor puts that clause in their lease as well.

If you haven't rented in a long time there are probably many things you are unaware of. So ask lots of questions and ALWAYS read your lease before you sign it. Having worked in property management stateside and here I see this again and again. And even people that have been renters for a long time are often ignorant of things. Like most renters are required to give 30 written notice, EVEN when their lease ends or they are on the hook for another month. So remember the lease is not just a piece of paper it's important to read.

Everything in the lease is to protect the landlord. The state "or the local govt" protects the renter with so many laws so the lease is the only thing the landlord has. If you don't have a realtor renting your rental for you Always get it notarized. The local govt loves that.
