Care Taker Wanted with Reduced Rate Studio

I have a need for a live in care taker that will work around the property 8 hours a week and I will provide a studio for $300 a month. The property is on the east end of St. Thomas and is a private home with three tenants and myself most of the year. The studio has one room that is about 20 feet by 10 feet with a bump out for the bath room and a closet. Care taker will need to pay for water, electric and cable TV. Ideal for a retired person or a person who wants a part time job. This not a good deal for a couple as the size of the apartment is very small.

But before you get all worked up there is some criteria that any candidate will need to meet.

1. Candidate must have a car, cell phone, and another source of income.
2. Candidate must have experience in maintaining a property. The tasks will include mowing lawn, week whacking, painting, bush removal and trimming, cleaning of a pool, watering as required, raking of property. Also performing normal maintenance requirements of tenants.
3. Candidate will need first, last and one month security.
4. Candidate will be required to sign a one year lease.
5. Candidate must be drug free, non smoker and nor a party animal.
6. Candidate will be required to do some labor around the house like putting up storm shutters etc.

These are the people that NEED NOT apply!

Person that just got on island and need a place to stay.
Person who has no means of supporting themselves and sees this a great place to live, CHEAP.
Person who has done none of the above tasks and feels that they can do it. Just give them a chance.
A person who is a drunkard and dope head and can not be counted on.
Illegals need not apply!
A person who does not like to garden or keep the grounds.
A person who is not self motivated as there is no time clock to punch in.
