Wanted to buy: Very Nice home with pool on beautiful white beach(with dock if possible).Can be on either STJ or STX.

you may want to rethink being on the beach, there is no such thing here as a private beach and so you'd have gawkers and riff raff.

just to let you know I had the same issue five years ago. we have condos on Sapphire beach but I wanted a house on the beach. There was one house we found byt is was small and for bug bucks. So I chose a bigger house that is only a short walk to sapphire. Boy am I glad I did that. There is too much traffic on the beach. good and bad.

Contact a real estate agent on St John about waterfront property. It is available for a price, and I know of land available that would be private for the most part. Any real estate agent on STJ can help you.

Most of the nicest homes are high in the hills on STX. Very few right on the water. You get the wonderful views and sea breezes from high up. Also, no water worries during storms/hurricanes.

Have you visited STX before? If not, I strongly suggest you come for a visit before deciding what you think you want.

There are always a variety of waterfront houses listed for sale in the MLS for St. Croix. You can see the current offerings at:

Some have pools and some do not. Some are older and need a lot of renovation work. You didn't say what price range you were trying to stay within, so I can't make any specific recommendations. There are a few available under $1M, but most waterfront properties are priced in excess of $1M.

Some beaches are more widely utilized than others, so in some locations you would still have a lot of privacy on the beach and at your home. It's something to keep in mind when selecting a property.

Waterfront versus hillside is a personal preference. Each has its own benefits and different people have different things they are looking for. When viewing waterfront properties, be sure to examine how much deterioration the property gets from salt spray as some locations get more than others and it can increase your maintenance costs if you get heavy spray.
