Would One Realtor Be Enough

Hi,

My original plan was to tour properties with 2 or 3 different realtors. But the more I research the more it seems that all the realtors have access to all the property for sale and I would really only need to go property scouting with one realtor. Is my new thinking correct? Is there anything Realtor A can't show me that Realtor B can? Is there anything Realtor A can't sell me that Realtor B can?

What's got me confused is the MLS listing system. From what I gather, every property for sale must be listed with the MLS. Is that correct?

Also I was reading a previous post and was wonering if I could get some clarification on a subject. The post went something like this:

Realtor A take you to see Property #34. You like it, but don't buy it.
Later on you go out with Realtor B and don't see anything you like
so you buy Property #34 through Realtor B.

Are you in anyway obligated to compensate Realtor A?

Thanks All,
Bogdan

Bogdan, I answered that in my email back to you. Right now they all have agreements with each other that the listing agent of the property, realtor C, recieves the first 2-3% of commission and realtor A, The viewing agent, would get the other 2-3%. If you made the offer through realtor B, C would share with B. A would sue you for the 2-3% lost.
