whats the story with this house?
blockwatcher: Your link appears to be chopped off. It happens to go to a listing for 32 Carlton on St. Croix. Is that the property you're asking about?
Why don't you ask Kim the realtor?
I always heard it called the Vess House. It is on Long Point, on the waterfront south shore of STX. I have a couple of friends who rented this house for several years.
it is 32 carlton
i was looking for community feedback rather than realtor garble.
what is this area like?
I hate this type of architecture, similar to Mill Harbor and the rest of those condos on condo row. They're so ugly, can't stand seeing them. They remind me somewhat of army concrete bunkers.
To each his/her own.... I love the look of concrete, white walls, clean lines. Looks like a fabulous place!
I love this look, too. It looks very nice.... but Carlton? Is it just me or would you want to buy that expensive of a home in Carlton? Is there something I'm missing?
It's a beautiful home if you like modern architecture. There was an attempt to make Carlton a high end community on the s shore and that house became a centerpiece. When I knew the house it belonged to the Vest family. They were from Washington DC. I can't speak to the neighborhood other than to say that I've known many people who have lived there who found it a great place to live.
I just looked at this house a few weeks ago to rent it. I was told it was designed by a famous architect and it was one of the few houses that held up to Hugo. Really cool place but needs some work. It did get rented out as far as I know. Nice chunk of land.
Just looked at the photos.....WOW, what a nice looking place with water views as well!

There is a few high end homes in that area.
Some history on St. Croix.....prior to Hess Oil, Harvey Aluminium, and Cruzan ruining the Southwest shore, that area was a high end area. There was even a hotel in Carlton.
Also, not too far down the shore, the Good Hope School was also a hotel. It then became the first location of Country Day School and then became the Good Hoope School.
Unfortunately, that area is west on the shore from Hovensa, the old Alcoa plant, and the airport. It is near some less than desirable neighborhoods (Williams Delight for instance is within walking distance).
Why don't you ask Kim the realtor?
AGAIN this poses the same question that has been posted on this forum.HOW CAN YOU BE A "BUYERS AGENT" AND SELL PROPERTY AT THE SAME TIME???? seems like a conflict of interest to me.
The other reason I didn't ask KIM is because she NEVER CALLED ME BACK - called her 4 times. Sent 3 emails. Nothing.
Get Doug involved!!
This is Kim, and I can assure you that if you emailed me AND I RECEIVED IT, I most definitely emailed you back. It's possible that your email went to my spam, or that my reply went to yours. As for calls, no way has anyone left multiple messages that have not been returned (or even a SINGLE message). My policy is to respond to ALL inquiries within 4 hours - and I believe you'll get an overwhelming amount of evidence from people I've worked with that I am responsive. Tell me your name and I'll be glad to eat crow if indeed I have failed to respond to you - that is simply not my MO. Why on earth would I not respond to someone looking for property?? That's what I do ALL DAY!!!
As for the question about how a buyer's agent can sell homes, it's no different than how a seller's agent can represent buyers. There are customers and there are clients - every agent will have one of each. When we list a property, we do NOT REPRESENT the sellers; they are our customers, and they don't pay us a commission; they pay our firm a marketing fee. I don't get a double commission. No conflict. The seller saves a ton of money, gets great marketing and exposure for their home, and I get to focus on helping buyers find the house that is right for them. This is a different concept here (but not in other places), and it is explained on our website - www.alist.vi. Is it a conflict when an agent who represents the seller sells you their listing??? They are getting a double commission.....are they motivated to sell you their listing or to find the house that's right for you? Anyway - this subject has been belabored on this board too long. Please don't make unfair or untrue statements about things you don't understand or comprehend.
As for the Carlton home, it is now rented for the next seven months (altho still for sale at a great price). It is a lovely home in a nice area.
The other reason I didn't ask KIM is because she NEVER CALLED ME BACK - called her 4 times. Sent 3 emails. Nothing.
I've had much the same experience. Seems like no one is minding the ship.
Kim was very quick to answer me. At the time, none of her listings suited me, but she was very fast to answer.
I recently bought a condo with Kim's help and found her to be extremely responsive, professional and informative. We exchanged multiple emails and phone calls before and during the sale process, and we never had to wait for a response. We even got immediate responses to our emails sent over the weekend. And she was tireless in showing us properties until we found the one that suited us.
I'd recommend Kim to anyone who's looking for a place on STX. She's a great help.

If you are going to knock a screen name so be it. If you are going to knock a real person, put your real name on the knock.(td)
The only issue I have seen with the Carlton area is multiple burglaries. They have been reported to VIPD, but VIPD does not keep a viewable log on their website of the burglaries. Maybe you can call them to get a history of the area.
I've also had excellent experiences with Kim. She helped me with finding rentals and looking at homes to buy. She was (and still is!) very professional, prompt with communication and was really a nice person to work with. I highly recommend her to anyone needing real estate help in STX!
Thanks to you folks who supported me. I don't claim to be perfect - but I am responsive!!!! You folks who say you have contacted me and I have not responded - all I can say is that there could be a technical communication problem - it's not that I'm not responsive. I know that our MLS system has been screwy lately and folks that I'm sending listings to aren't getting them......and I don't find that out unless they call or email back.... that sux for all of us.
Kim
Kim, I too think you are fabulous. Not only as a realtor, but also as fellow human.
ANYONE who has the opportunity to work with you is getting the best!
