STX-Colony Cove??

Just wanted to throw out a question about Colony Cove? What does everyone think? We just looked at a condo there with a great view and plenty of room. According to the realtor there has been a change in management in the past year and things are definitely looking up although it appears that it's predominantly rental type
only and no long term residents.

Any opinions would be appreciated.

For the past year there have been at all times 22 -25 units at this complex on the market.

With all real estate it comes down to location.

Would you be comfortable and feel safe in the neighborhood surrounding condo row?

If you would be happy in this complex, then you should be able to negotiate a good deal for a unit.

Jim,

Do you actually live in STX? Can only assume that you're a realtor on the island. I didn't feel unsafe in that area although I think with all areas here and on the mainland that safety can be an issue. We are currently staying on condo row. It is a convenient location for us. We did look at the Reef on the East End and I felt totally away from everything. Plus, those stairs!

I own property on STX and presently spend just part of the year on Island. Transitioning towards spending the majority of my time on island.

I am not a realtor.

If you like the neighborhood, Colony Cove and have done your due diligence then go ahead and make your purchase.

The reason I pointed out the large number of units for sale is that if you change your mind it could take awhile for you to sell a property at Colony Cove.

Jim,
Speaking of the neighborhood surrounding Colony Cove. We have looked at other condos in this area and considered staying at one, but have heard some negative comments about that area.
Do you have any particular comments for first hand info about this area?

Where is relation is this area and Cane Bay?

Thanks Jim,

I know how many units are available in Colony Cove, our realtor gave us a printout of the units available, pending purchases and price as well as units that have closed recently with the cost. Ths list gives information on how long the unit has been on the market as well as any other information available.

The condo we're staying in now is predominatly owner occupied at least six months of the year. This community pride is unbelievable. When we first drove up to a locked gate I had doubts but once you're behind the closed doors it's great.

What area do you live in when you stay here? We are still working and spend a great deal of time traveling so there is no reason for us to keep our house and all the yard work that goes along with it. I'm sure the neighbors will be happy if we move since they spend their whole week working in their yards to perfection. I cannot keep up with the neighbors...........three acres is just too much to keep up. We still have damage from last fall's hurricane Isabell. Who would think that being 30 miles inland would get damage?

I guess hurricanes will be something I'll need to know more about if we actually move to the USVI.

The limited flights are a concern as well as the necessity of high speed internet in order to keep up with the day to day activity of work.

Colony Cove, Sugar Beach, Mill Harbor and others currently have many units for sale and depressed pricing for several reasons. One of the most important are the very large monthly dues and assessments. There is significant deferred maintance and large annual insurance payments. Recently some condos on the island (Villa Madalaine, Carden Beach, etc) have been selling for excellent prices, despite the high fees.
