St Croix Retail costs ?

Im moving down to St Croix in the spring and looking for a Retail or restaurant. I was wondering what the average cost of a lease or rental space were on the Island..I know location and sq foot is relative just curious to know what people are paying.. trying to see where I stand investment wise....thank you in advance for any info

lease rates are often all over the board. It depends on so many factors, such as which, if any, utilities are included, location, history of the business, supply & demand, and lots more. There are a number of restaurant opportunities currently available on St. Croix. In most cases the new buyer will need to renegotiate a lease soon after buying the business. I would strongly recommend to potential buyers that you seek to reach a lease agreement with the building proprietor before you fully consummate a restaurant business opportunity purchase.

There is a very good opportunity available at the moment... but it's about to disappear in a week or so if the business opportunity doesn't sell.

The opportunity of the moment is for a restaurant at a health club. The owner of the business opportunity is related to the owner of the building, so the lease terms can be pretty much whatever a buyer wants to negotiate. They are including all the equipment and supplies on hand. The monthly rate has two possible payment formats. $2K per month includes the rent of the space and all utilities (a very broad list that includes not only typical utilities, but also high speed internet, computers, plant service, a membership in the health club and more). The other option is $500 per month and you pay your own utilities.

The full deal on offer is rather lengthy to explain in a forum like this and easier to discuss in a phone call if someone wants more information. There is a need to act on it soon if someone is interested, as a different route will be taken by the owner of the building if a buyer for the restaurant is not found in the next week or two. He needs the business to be open to benefit the health club members and can't continue waiting around.

dear sean,
do your homework, demographics, talk to restaurant folks in business, and try to find so who did not make it. this can be a beautiful island to run a business on and there are alot of really nice restaurants here, that have been in business for a long time. if you do demographics thouroughly, and everything makes sense, then the best of luck to you, and you should do just fine with a lot of hard work, and a little luck. all of us in retail can use some good luck. running a business here is not like running a business state side, but with determination you can easily assimilate(?).
I'm in a prduction/wholesale/retail type business and have had great success for the past six years. we did demographics for about six months on island before we bought our land and started our business, and am glad we did. not everybody has the time or resources to do this but it was invaluable to us.
I know it is a dream of many folks to move to the caribbean and start a restaurant, and that would be a very romantic existance for many folks.
My advice would be to move slow, THOUROUGHLY CHECK OUT ANY CONTRACTORS YOU MAY BE DOING BUSINESS WITH,(I put this in caps because i have some horror stories that are much to long for this entry), get properly liscrnced,keep good books, and work your ass off, but don't forget to allow time to enjoy the beauty of our island, the last mentioned is something my wife and i did not figure into our business, with much regret.
