Okay, we are (rightly so) in a bit of sticker shock. We would prefer to buy rather than rent. From what I can see condo fees are about $500.00/month in addition to your payment - Am I interpreting that correctly? Ouch.
So, where do most middle-class folks live ??? Where are the locals ??

Are you implying we should pitch a tent 😉
On the serious side, land does NOT seem too expensive. What about building??? are contractors common - and timely ??

I live on the east end STX.

Search this board for other responses to questions on building.

My feeling is that it would take the better part of two years to build a home on the islands. The standard comment from stateside contractors is working with local labor in the VI is like everyday is Friday afternoon.

You will also find some other cost estimates if you search, but figure to apy at least $150 - $200 a sq ft for anything more than a cinder block shell.

I probably sound like a broken record, but... consider renting for at least 6 months if not a year. You will need some time to see if this place is really right for you. Look around and see if there are places you would want to live. You need to know if the way of living suits you or not.

This is not an inexpensive place to live. You mentioned condo fees- a lot of those go toward either insurance or self-insurance. If you have a mortgage on a house, you will find that you will be paying big bucks for insurance, too! Electricity is expensive. Water is at least a nickel a gallon if you have to buy it. Food is expensive. Housewares and furniture are expensive. To some, it is part of the cost to live in a perfect climate! 😉

I'm not sure why land seems not too expensive, but building costs are around $200/ft to start. There are plenty of contractors. Whether they are timely (or reputable) or not is another story!

Locals live all over. Many folks live in a house with their parents or grandparents and their children. It is not unusual for three generations to live together. The houses were built slowly by hand, as there was cash available, when prices were a little cheaper. You'll see many unfinished project homes that are still being built in this manner. Also, the average house/apartment is smaller than the stateside 3 bedroom 2 bath tract house.
