Renting vs Buying

Okay here goes this question. To buy a condo in St. Thomas thats averaged priced will cost about $130,000.00 and some change. The condo fees will be on average approximately $400.00 to $600.00 per month with insurance around $5000.00 per year. This figure averages out at about $16,000 a year, give or take a few plus water fees. What does the average condo cost to rent for a year thats in this price range and are there any other expenses other than electricity and cable. I dont want to come for a week and jump into something like buying a condo with out really taking the time to find what I really want on the island. I think I need to rent something for a year to find the right house or condo to meet my needs. O wise Islander tell me its just as easy to rent a condo than purchasing one and that this is the right move to make. Thanks again , Craig

Hello Craig,

I agree with you. And I think others on this board will too. You should not move and jump into property ownership. Perhaps live there for 6 months to a year. That way you can decide you really like the islads, find an area you like, keep an eye out for good deals on condos or property.

Rent.Rent.Rent.
Most people (continentals) don't last a year hear. They say if you make it past two years you will stay forever. I was only coming for a three year job and now it has been six years and I can't imagine leaving this island. Living here makes you have a true appreciation of life.

I have known many people who bought as soon as they got here and then tried to sell there condo for two years!

The rent price can vary, depending if you are in a gated community or not. I live in Mahogany Run(golf course sub) and it is gated. Many people here build houses that have apartments below to rent out to tennants. This helps cover there own mortgage.

Thanks for the response. Amy do you know of some contacts there for me as to renting a condo or apartment. I do have a cat that will have to come with me. If its a condo do any rent to own? Once I sell my home , Im gone, there is no going back. I will be on St. Thomas Feb. 26 thru Mar. 5 to visit. Craig

While visiting in Feb-March pick up an Island Trader, usually they can be found in Grocery stores by the check outs, Dominos Pizza usually has them, Gourmet Gallery also usually has them. In any case pick one of these up, and in it you will find listings for rentals for apartments and condos. You might want to call some landlords up while there and spend a day or two seeing as many as possiable so you can get a feel for whats available.
