Realtor recommendations?
Hello. I’m looking for a vacation condo in St Thomas and have not had the best luck with realtors. Some don’t respond at all. Some that respond, don’t seem to be that engaged or knowledgeable. I likely need to alter my expectations, but I live in a region where realtors will do whatever it takes to land a client and make that client happy. I don’t need the realtor of the century, just someone who’s good at their job and responsive. Any recs would be greatly appreciated. Thanks!!

This comes up from time to time on this board. Here in the VI, you'll have a hard time engaging a realtor unless you're actually here physically. The issue is that they get a lot of tire kickers and dreamers calling and wasting their time.
There is a great realtor as a regular contributor here, Alana. She'll chime in sooner or later on this post. Maybe she can help.
@vicanuck Thanks for replying! Appreciate the info. I'm flying to STT in a couple weeks and was hoping to have showings scheduled beforehand. I've been pretty clear with realtors that I'm a serious buyer and not simply kicking the tires. I'll continue my search and hopefully find the right person! Thanks again!!

As the realtor represents the seller, I was hoping to connect with @alana33 to get some background info on some of the properties that the realtor is or may not be providing as some properties have been listed for a very long time. Not really interested in retaining a realtor to represent me as a buyer
Realtors have fiduciary responsibility to both seller and buyer.
You can always have a realtor represent you as buyer.
As I'm not in island, haven't been back this year nor have any plans to be back during 2021, it would be best to develop a relationship with an on island realtor which is why I recommended Warren Stryker who is broker and owner of Stryker Real Estate on STT,if that is where you're interested in purchasing. 340-690-6345

This was our experience as well (late 2018), even though we were serious buyers (just trying to decide between islands) and networked to find a realtor (versus just picking someone off the internet). It was still difficult to get someone to engage. Ironically, we bought on our first house hunting trip so it was probably the easiest commission our realtor ever earned. We’ve subsequently had two friends come down “curious” about buying on STX and both bought on their respective first house hunting visits, both in 2021. While I can appreciate that there are many tire kickers here in paradise the reality is it’s a percentage game, the more frogs you kiss, the faster you’re going to find the prince. As I’ve always observed…..hustle beats brains every time in the sales world (not that brains are a bad thing, but given a choice).
@jaldeborgh agreed, many tire kickers, we bought our home on our first visit as well. I was actually speaking with a realtor 6 months earlier (well known on STX and on a few HGTV shows) and must have asked one to many questions, because their last reply was very snippy. I found another realtor who was extremely helpful and answered my questions and when we arrived to do our PMV, we met up, saw 12 homes/condos and the next day made an offer. So, like you said, tire kickers may become a sale, and the first realtor lost out due to clarification of a question I had previously. Oh well...
I'm honestly surprised how many realtors are on STX, based on the number of homes for sale, it really can't be that lucrative. I think there's about 250 homes for sale right now, maybe less, so maybe you sell have 4-6 sales per year? Not all homes are million dollar homes here and they sell much slower, that 2.5% take home commission they make isn't going to cut it, but maybe I'm wrong.

Keep in mind, 80% of sales are made by 20% of the agents, probably less in the VI.
A lot of the realtors are also doing rentals and property management. I know ours did.
