Realtor on St. Thomas
Alexandra,
Having read your very informative post on this message board, I am wondering if you could recommend a good realtor to serve as a buyer's agent for me on St. Thomas. My family and i just arrived and will be looking to buy as soon as our home in Maryland sells. Also, is it too soon to start looking? Properties are moving reasonably well in our area (I mean in Maryland) now, and our realtor believes we'll have a quick sale, but you never know.
Thanks!
Rosalyn
Unfortunately I don't know any Realtors on STT. I do expect to meet quite a few in late September when many come to STX for an annual convention and meeting. I hope to make some connections so I am better able to suggest experienced agents to try when prospective STT and STJ buyers ask me for that type of advice.
You aren't too early to start looking for the right property to purchase to replace your soon-to-be-ex home in Maryland. Let the agent you select know your situation. A good one will understand and still work with you. If their response is that they don't want to be bothered with you until you have cash in hand and are ready to make an offer, then they might not be the best choice anyway.
Use your early explorations to really get to know what types of properties are available and the price ranges you will expect for something you would like to live in. Learn the neighborhood areas that you like and don't like. Develop a short list of properties that you would be seriously interested in purchasing when the time is right and then watch to see if their status changes as time goes by. Also keep up on new listings that you may want to add to your list of interesting homes. This way you will be poised to jump when the time is right and you find just the right property.
Before you select your new home, do your research and consider things such as how long something has been on the market (why didn't anyone else want it if it's been there a while?), is it a property that would be easy to re-sell if you need to?, is it a property that would be easy to rent out to cover the mortgage if you had to leave island and needed it to pay for itself until it could be sold? Consider its location, view, breeze, neighborhood, proximity to the preferred schools, and other such factors. They all play into re-saleability, and also will be important to your own use of the property.
Best of luck in your search. I hope your house in Maryland sells quickly and you make a great investment in your future here in the islands.
Alexandra,
Thank you so much for your input regarding my relocation question. I'm hoping taking a look at some of the available homes will take the edge off my moving-anxiety. This is our second time living in St. Thomas, but the first move was temporary, for one year, so the approach is quite different.

I use Mucki Wesley at Currari and Assciates.

I've used Mucki as well and was very happy with her advice when it came down to the final decisions.
Fiona Stuart and Nick Bailey (both of John Foster Realty) are also knowledgeable and personable.
Ronnie and Jules both gave you some good references.
Or Rosie Nichols.
