Good morning!

It's been almost a week since I contacted a realtor with our offer/terms for a property we'd like to purchase. We are still waiting on our documents to sign, so that the offer can be submitted to the Seller.

Does it normally take this long?

No way that should take that long at all. One would think a realtor would want to submit an offer.....

That's what I thought as well! But then I thought...island time 🙂
We've been contacted twice to say she's working on the documents...but no finished product. We're getting frustrated.

I'd honestly rather not say which realtor.

I was just wanting some insight with the way things work on the island.

I just went through this process and it took less than a day for the realtor to put together a contract for my offer. A week seems unacceptable.

Maybe contact the realtor's broker?

We're giving her a bit more time today...and then I'm contacting the broker.

Realtor should be able to put together a standard offer in a few hours, dependent on what else is on their plate at the time. Are you working with a pre-arranged buyer's agent or is this the first time contacting the realtor?

We worked with her on an offer for another property. We were also in STX recently and she showed us a few properties.

Call or email the broker - not to tattle. Something may be up with the realtor. Communications are still iffy in the VI - realtor could be out of range - health issues, family emergency etc.

Are you buying here without having ever lived here? Reason I ask, it's highly recommended not to buy in first year or two. I'm assuming that as you just registered here today. We can list many, many reasons for that advice.

And, as a former Realtor, an offer can be put together within a hour maybe less.
Definitely call the office's Broker. Something isn't right.

Waiting that long is unacceptable! What if someone else buys it out from under you? Or maybe there is a different offer in the works?? Doesn't jive. "Time is of the Essence"

Edit: I would actually require a response from the seller in less than that time frame.

Thank you for all of the information! Documents were received and signed.

Even though I just registered today, I've been reading posts for awhile. My husband and I do know the pros and cons of buying vs. renting...and for us, the pros outweigh the cons. We've been looking for a place to retire when it's time, and we enjoy St. Croix.

Thanks again for all of your input!! Have a great weekend.

If that place doesn't work out you can buy my house 🙂
