So, it appears that if I want the property to be, lets say betwen 400K and 650K, and I want a nice property, in a nice area, with "some" sort of ocean view, then I am really looking at St. Thomas, and not St. John.
Having said that, this will be a retirement home so fast access in and out is not as big an issue as it might seem. Schools, travel to work, etc. will not be issues. Again, not critizing realators, but they tend to tell you what you want to hear. For example, the comment on the landfill was a great one. How would one know? Of course visiting the island is a must, but it would also be nice to maximize time while there by only focusing on properties that meet certain criteria. Do any of you have reccommedations on nice areas of the island that would be more desireable? Again, 400-650K. St. Thomas. Water view. Nice, safe area. Easy access not a huge issue.

You're missing St. Croix in your decision making process. It's a buyers' market right now, all over the VIs. If you find yourself a good realtor, you can definitely find some good bargains. Look for lots that have been up for sale more than 180 days. Their owners want to get rid of them soon and more than likely are more willing to negotiate with you.

You asked about how would you know about the landfill - well when you came to visit you would see it. 🙂 HARD to miss. But my example was in general like someone else mentioned considering things that are around you effects the cost of the property.
You have a great plan narrow down what you are looking for and then come down to visit - great idea.
St. Thomas nice areas that would have water view.... Peterborg comes to mind first - its on a penisula - almost all the homes have ocean view - many of Magens Bay area. The house on northside along the opposite side of Magens bay share this great view. Hull Bay area and much of northside... Mountain Top will have land and water views.... Frenchmans Bay has areas with water view. Mandahl Peak, Mahagony Run properties on the opposite side of the condos there are homes - a couple they face the water. Some of Skyline Drive has Charlotte Amalie Harbor views and the homes on the other side a distant view of Magens Bay and Peterborg.... Couple spots in Tutu - close to Mandahl Bay and Tutu Bay have water views. There are others - those came to mind first. Oh and the west end - some areas have ocean view as well - often the view of where the airport is at so you get Brewers Bay and the airport and the ocean - ... its still a nice view though.

I think what Islander is getting at is that on an island 13 by 3 miles, it is hard to NOT have a view...it just depends what view suits you!! Personally, I love my sunset view, but others love looking over town, or the airport, or Puerto Rico, or Jost Van Dyke...well you get my drift!! Anda small thing about access...if you are looking at a retirement home and someone develops limited mobility, a house with 75 steps or a steep hill may not be the thing!!
Oh, and P.S. Before you plunk down any money to buy a house, it is really recommended that you rent awhile to see if this place suits you!!!
