Real Estate Agent/STT
I have been to St. Thomas a couple of times, but would appreciate some advise from you locals. I plan on buying land and building my expat "palace". Can anyone recommend a good/honest real estate agent. I hear that new contruction rates vary from 150-300 per square foot depending on design and materials. This sounds a bit high, but I'm used to it. I have a studio in NYC, 450 square feet and I pay $2200 per month. It would sell for approximately $550,000. I am in need of a small furnished apartment which I can lease. I don't need anything fancy or spacious, but decent location would be appreciated. I've been at sea for 10 months. My stateroom, even as an officer is 10"x14", so obviously size is not a concern. I'd love to find a tiny little month to month in-law apartment or bungalow. I also would like to know how to aquire UVSI residency and driver's license, etc. Any thought would be of great help. By the way it's 15 degrees where I am now! Thanks. MM.
MM: If you are an American citizen, then you will not be an expat in the USVI. When you ask about residency, the question is: for what? Again, if you are American, you just state your intention to live here, start paying your taxes here, etc. I believe that you will find a wealth of information on the home page of this board "VI Moving Center", above.
Also look through the archives a bit. I'll bet dollars to doughnuts that the number one question asked is how to find a place to live. And since you asked for advice ;-)...Come, live here 6 months to a year before you contemplate buying or building anything.
And contractor's pricing can range from $70-80 sq. ft. to $800 sq.ft., so it can be pricey to build.

Lisa at American Paradise is really honest and tells you the entire scoop about living areas. She is a go getter but dosen't bug you to do what you don't want. She is very familiar with the Island and also is very nice to be with. I had my 3 kids all day with us and she was a trooper and survived wonderfully!
