Real Estate

Have followed real estate listings on St Thomas for some time now, with potential interest in investment there.
In mid December I e-mailed a couple of different real estate companies, on their sites, to inquire about certain specific listings.
To date, I have not received any replies !!!!
I am well aware that Island life is a slower pace than us main landers are accustomed to, but a month and a half ?
I certainly don't want to criticize any business but, it makes one wonder just how motivated they are to sell to outsiders.
How do they know that I am not an extremely wealthy investor with an excess of cash, just looking for the right properties ???

I understand where you are coming from as I too am interested in real estate on STT. Best bet would be to call several brokers and inquire about the same specific property and see what they say. You can then base your judgement on that and decide accordingly. A good place to start would be the yellow pages at www.usviyellowpages.org. . It worked for me! Good luck!

It is not that the real estate agents are not ready to sell to you. It is that in many cases for USVI businesses, they put a web site up because it was the thing to do, it was what was suggested, they wanted the presense but not maintain it.... and so although you fine them online many times they are not keeping up with it, and sometimes not checking the e-mail.

I would suggest you look at the St. Thomas and St. John real estate sections on this site, there are some links there, you can try those. Also you can try ordering a vacation kit and note that you want real estate info and they will mail you a booklet with properties and contact numbers and who is agent for that property along with the other information. Or if you want the newspaper or stuff like that they will do that too.

You can also check the yellow pages and look up agents and call or fax them.

When I moved here I had the same problem. Real Estate agents here don't seem to be as "hungry" as agents I have known in the past. That said, one agent who did respond to me via email was Marsha Maynes with Remax. She has a website www.marshamaynes.com and we did buy a house using her. She may help you.

I used these two people listed below and had a response the next day, they were very helpful. My wife and I were considering retiring to St Croix but after reading some of the above messages, I think it would be a good idea to try renting for six months to a year before you buy. I here two different sides to the crime issue. We were in St Kitts for a week and were told by the locals it wasn't a good idea to go into town after dark. From what I have seen on the sites you can get a ocean front condo for around $125K.

Steve, I would love to hear more about your retirement plans. My husband and I are making plans to move to St. Croix in the future. I think renting for six months or so is a good idea also. While we were in St. Thomas last week we contacted Rudie (she was on the TV listings) and she emailed us the same day. We haven't followed up yet but are making plans to do so this week. Once you're back home things are generally rushed and there is not enough time to do anything.

Donna, just wondering if your move is permanent or are you still in a renting process? I'd like to hear more about your living experience, good and bad.
