Property Taxes

Can anyone give me an idea on property taxes and tax rates for houses or condos on STJ. I own a week at the Westin Villas in a studio (800 sq.ft.). I just received a bill for $137.78 for the 2002 tax year. Considering I only own a week, this projects out to over $7000 a year for 52 weeks for this unit. Sounds a bit high.
Am I being hosed?

For comparison I own a 1,260 sq ft townhome/condo on St Croix and my annual taxes are $775.

Look at some of the real estate listings for the VI and your taxes do seem high.

Are you sure that your 'homeowner's' insurance isn't included in that bill you received? From what I've researched, property taxes are very reasonable, but insurance rates amount to several thousands of dollars.

Chris, I am quite certain there is not any insurance included in this bill as I have the actual bill from the Tax Assessors Office.

Wow, something's out of whack here then (either my perception of what 'normal' property tax amounts in the USVI are, or your tax bill).

Hopefully someone can find out a good answer for your question and post it here, because if such a small condo has such high taxes, in addition to the astronomical insurance rates, I might have to re-think whether or not a future move there is reasonable based on my resources.

Any help from any of the knowledgable regulars?
