New to board/Setting up 2nd home
Hi All,
First, I want to say I am new to this board...just found it over the weekend. Great information.
Second, I too, am originally from KC and 40 Hwy/Noland Rd were some of my old stompin grounds in high school. Went to Lee's Summit. I have lived in Dallas for 25 years, so I guess that means I've lived in Texas longer than KC.
We are purchasing a 2/2 condo in STT and are due to close next month. We have been coming to STT for 13 years (since our honeymoon) every year via a timeshare we bought (UGH) except it did get us (and many of our friends/family) there along the way. If we woulda had half a brain, we woulda bought then instead of now...oh well.
Would love to pick your brain about the "stuff" Teresa had mentioned in another post. This will be a second home and we will rent it when we are not there, so we won't have a bunch of personal stuff there. I am guessing I will be returning after close (end of July) to clean up and fix up the place. Trying to figure out how I'm gonna get some of this stuff down there (no furniture fortunately).
Any insight would be greatly appreciated...from anyone out there! Thanks.

Deb: Congrats of your new home. I would highly recommend meeting some of the folks from your condo association. First, they have probably been through the same questions about decorating and redoing your unit. As many are similar (if not identical!) inside, you might not need to reinvent the wheel. As you are renting it out, you'll want sturdy fabrics and simple but well-made furniture. Don't leave out any knick-knacks you can't live without. Lots of part-timers fill their owner's closet with favorite items to enjoy-and then lock up!
Are you going to be around for the Chili Cook-Off? Texans are pretty visible here!
We have a 2nd home (house) on Water Island. Don't know if you'll run into the same problem but since we don't live there full time our quoted homeowner insurance rates were really expensive. O.k., define "really expensive" .....without actually quoting the rates, rates quoted to us initially when they thought we were full time residents were not anywhere near the rates for P/T residents. Specifically, wind/storm damage was quoted around $10K/year - with a $5K deductible. You might want to talk to some folks in the building in similar situation. Before you approach insurance company, consider applying for insurance as a F/T resident. Rates might be different for condo but this was my experience for a house.
East Ender - Thanks for the well wishes. The Condo is furnished..may make some minor changes. Current owner was FT resident for 4 years. Good idea on "owners closet". Would love to be there, however, looking at the date, I doubt it. School starts here the middle of August. Am planning on returning somewhere between July 15th & August 15th, assuming our closing goes on schedule.
FL Barrier Islander - Will check on the insurance...I know what they are paying now and it seems as though when we looked at all the various condo properties, they were relatively all the same, around $300-400/mo depending if they were insured on their own or if it was included in the HOA fees. Will check on the details. Thanks.
