neighborhoods good/bad?

hi so who can tell me what about the different areas of STX ? im looking at buying a house, but the realtors cant truly be honest in their assesment. are there other good internet sites with info on different quarters? i've found a few interesting houses in the areas of :

elizas retreat
mon bijou
williams delight
hill st... in christansted

ive heard how everyone down there is nice, and crime is not that bad.... but also heard that crime is bad.... ????

and i know from reading hotel reveiws, that one person's quaint and charming is another person's dumpy rat hole.. so it is hard to guage, and i am hoping to get down there soon for myself....but information never hurts.

so basically here's my deal... i have four dogs, and will be living with a male friend. we are both in our mid thirties, and not run of the mill people. we're artist/ activist types.. a bit rough around the edges[ ie not really into material goods, best clothes high maintenence], but sweet on the inside [ love to grow gardens, be involved in community, help others, rescue animals]... we have both lived in big cities, small towns and in the country. i will be transporting a 1998 toyota t-100. we are not rich, but can afford to buy a house and get set up down there untill work kicks in......

any info you can give is greatly appreciated thanks

I sent you a PM with some insight on the areas you listed. There's no reason not to be honest in describing neighborhoods. In the end, each buyer decides what he is comfortable with and what he can afford.

One of, if not the number one expenditure everyone has is the purchase of a home. I don't think you should rely on an Internet site to help you make that decision. One must hit the ground either with a Realtor or without. What one considers a good area another might consider a bad area. Yes Realtors have certain restrictions as to what they say, show and do, Besides Federal laws and VI laws they have a code of ethics/conduct that they must follow. If crime in a certain neighborhood concerns you? Go to the VI Police Department and ask them how active and what type crime is prevalent in that particular neighborhood (no restrictions there), go to the local newspaper office and ask them (no restrictions there). The words due diligence come to mind.

I would say no to all except eliza retreat and I would only give that a maybe....you would need to see it. Most of the cheaper houses in eilza's retreat are very small with small lots.....the more expensive ones are way on the top and start more like $500k or $600k.

Try living here for a year before you buy. You dont know if you will even like living here. It is truely not for everyone. Selling a house here if you dont like it here is a long process. A house can easily sit on the market for years and have nothing wrong with it. Just because the inventory is low doesnt mean thing necessarily move quickly.

Also you really have no idea of which side of the island you want to live on. I know it sounds silly but east, west and north have totally different feel and most people have a strong preference. It takes time to figure your niche out.

If you buy east but work on the far west your looking at a 40 minute and up commute one way....not really the reason most people move down here....to have a long commute that is. And yes it "paradise" but that gets old quick.

You also might want to consider coming down without the dogs to recon and find housing. And I agree with Betty, rent for 6 months to a year to give yourselves a chance to look around and decide where you want to buy.

Let me add another vote to the live here for a year theme! When we moved here, we rented in Little Princess and we now live all the way across island in Frederiksted. I can't imagine not living west again. Some of my east end friends would not consider living West. And some people can't stand mid-island, but some love it. You wouldn't think that a few miles would make such a difference, but it truly, truly does! Definitely rent first and figure out where on island you want to be, or if you even want to stay on island.
