Mysterious House Leak
Hi everyone
Any assistance with this is much appreciated. We have a mysterious leak in our new home. The leak is on the lower level of the home and we have eliminated the roof, cistern and windows as being a source. We are sloped on a mountain and have two huge planters in the front of the home, which is what I suspect is causing the leak. I think that the water is pooling there and leaking into the wall of the home then travelling down to the lower level.
Anyways, for the life of me we can't seem to find someone to asses the problem. We have had multiple contractors out but nobody seems to want to work. One contractor suggested an engineer to create a solution but then he disappeared. Does anyone have any suggestions? We need this fixed ASAP!

Has the source of the water been found? We just found a pin hole leak in one of the water lines embedded in the concrete floor was pushing water up along the pipe and pooling on the floor above. Had to lift a couple tiles and chisel down to the pipe to splice it.
If your problem is seeping in from the outside through the foundation then you need a foundation waterproofing specialist. Those problems usually require clearing all the material away from the foundation wall on the outside down to the footer then applying an appropriate waterproofing method and drain tile at the base of the footer to ensure any water has a place to go on the outside. With a sloped terrain there shouldn't be any need for a sump pump.
Of course if the source is a plumbing leak then you need a completely different specialist.
also remember that water can also go uphill. sometimes harder to find the leak.

The first thing to do always is make sure there is proper run-off of any water outside the house. There should be no pooling around the foundation or water running towards it. That may require only some minor regrading and trenching and possibly some drain tile just below the surface. That should be done with or without foundation waterproofing and would likely be much less expensive than foundation waterproofing.

That's also what I'm thinking. I truly think the problem is the pooling at the planters....still trying to find someone to assist with this task, even to run a French drain or something...if you have any ideas of anyone that can assist I would really appreciate it
