Looking for a condo

Can anyone direct me to real estate agents on St. Thomas. I want to look at condos at Sapphire on the hill. I have stayed there a few times and like the location. Any useful contacts. I will be there on Jan. 1 - Jan 7 (just missing the bash at JVD...Damn) Have fun. Later

Hi Dan....
I have been using ReMax on STX forever, Joe and Julie St. Marteen have always come through for me.
They have the inside on the condo market for STX, but are dialed in for all the islands as far as answering any questions you may have. They are at the top of the pile down there, and are "normal" type of people.

Try Shane Foster at Foster Real Estate. She knows Sapphire condos. There is a special assessment going on there.

What kind of special assessment. Are they thinking of tearing them down. Do you know of any other condos in the area for sale. I like the area near Red Hook or the North side. Access to ferries is good. Please advise and thanks for the speedy reply.

I was also interested in purchasing one of these units but was concerned about the excessive rusting of the understructures. Is this what the assessment is for?

A century 21 Realtor told me today that they are remodeling the interior and exterior of the condos on the hill at Sapphire and that the condo fee has jumped to $1100 a month for the next five years. After five years they will most likely reduce to $500.

The special assessment is for redoing the exterior areas which are damaged and rusting, etc. Yes, I have heard that condo fees for the next five years are at least $1100/month. Then they will go back down.

thanks for the reply. I am leaving new years day to your island. We are staying at Sapphire resort on the marina and will be partying at Red Hook. Do you know anything about The Pavilion Condos. Are there any for sale. Do you know Peg Leg. My buddy sold time share down there for about three years and this was his good buddy. I am to find hime and he will take us out. Have a great new years and hope to see you at the bars.

We stayed at the Pavillion and Pools condo for a week a couple of years ago. Very nice, quiet, low key, and private. Each unit has their own decent size private pool, about 8 feet deep, as I recall. Continental breakfast each morning included in price. Week-end evening meals prepared by reservation only, for a fee. Walking distance to Sapphire beach and Red Hook, although the walk to Red Hook is along a very busy, narrow, winding road with very little walking space on the shoulders. Can be walked, but with a great deal of caution. We did it several times, but, again with a great deal of caution!!. (Blind curves, hills, no shoulder, fast cars = recipe for calamity if not extremely cautious.) Much easier walk to Sapphire beah.

There is a P&P condo listed in the STT MLS for about $90,000 last time a looked a couple of months ago. Seems like a extremely good price for the area, so I wonder about the condition of the unit. Check out the P&P website, also, for picures of the units. Hghly recommended if quiet solitude and privacy are high on the priorty list.

I just got back from Sapphire beach Condo's.
I was a nice 7 days . There was a high winds but still had Sun.
We has a by owner unit.
I meet a lawyer from New York who has a lower lower beach level 1 BR suite.
This is one beach, ocean is 30 feet from the patio.
Very affordable as in $1200 a week. Very nice.
Our next visti will be in his unit.
