Fairly quiet neighborhood overall, some of the homes are on the main Hull Bay RD. and could have traffic noise but it isn't a busy road 24/7. Probably a very nice view, above Magens Bay, the estate does go all the way from near the crest of the Mt. down to sea level, certainly the higher locations will be cooler, facing N. may affect the sun at some sites and the more Easterly you face the better breeze. There are some homes that have pretty tough road access, especially the lower lots.

There are no circumstances that I would recommend renting something unseen, no matter what the address, if that is the situation you are in.

That is really sage advice. It's not totally unseen but it has been a while. I do have eyes on island for me and they also mentioned the roads in the area. 

The more viewpoints the better in this case.

Hull Bay road especially seemed to never really get fixed properly. I lived in that area for over 15 years and can only remember once or twice the road being properly done... The neighborhood is a good one and little to no problems occur there like most of the northside. Temps were nice and seemed to get rain when there was any to be had. That being said that area got smacked pretty good in '95 during Marilyn and again with Irma/Maria. There are a lot of gullies etc that like to focus wind during storms....
