I just got an email from a REMAX agent regarding house/condo prices on St. Thomas. She says Average homes in middle income residential neighborhoods start around $300,000 and up.
Yikes!
How do locals live? WHERE do they live? It seems like you'd have to make at least 100K a year to afford that. Am I missing something?

Not true if you don't live on the waterfront! I have an agent looking at 6 very nice houses -- all will need some TLC but not much -- in the range of $125k-$165k. One even has a pool.

HC -Billy is talking St Thomas, you're doing St Croix. There is a difference in RE prices between the 2 islands.

Check out the MSL real estate listings so you can look at various properties and their prices ect. If you haven't already looked, go to www.usvicentury21.com and on the top of the page there is a link to the MSL complete listing and you can look through that and then ask your realtor about different properties that you find in the listings.

Good catch, ParrotHead -- there is definitely a difference, which is why we're doing STX instead of STT. (Gotta stop mulitasking -- geting too confused for everyone's good.)

Do take Islander's advice and scan the MLS listings yourself. We've asked an agent to go to the ones we like based on that MLS listing to take additional photos and to check for the other must have features we sent to her. If she finds something that meets all our requirements, we like the interior and exterior photos she sends us, and she thinks the property may move quickly, we'll take a flight down to check it out in person -- the goal is to do as much hunting and eliminating as possible through email, phone and fax.
