Can anyone tell me about Grange Stock Estate? I've seen several properties for sale there at very reasonable costs. Almost too reasonable... hmm... why?

i've been here nearly 8 years and i have never heard of it, what island is it on, and where. i'm on stx, maybe i'm on the wrong island.

All I have is a real estate listing. It is supposed to be on STX. The listing reads "big lot with southshore seaviews in quiet subdivision surrounded by pasture land." directions to it say off route 61(southshore rd.) in the company quarter. There are at least 5 1+ acre lots available there. Does that help?

Yes it does. The southshore is relatively undeveloped, very pretty, but undeveloped. If the area is east of Hovensa, there would be few amenities (groceries, gas stations, drug stores) close by. Also, and I'm only guessing here, the cost of securing utilities for your lot might be more that something nearer other development. Find out if the area is east or west of Hovensa. West is flatter and closer to other things. That's where the airport is. East is basically on the road to Divi.

Both are rather nice areas. You should investigate further, in my opinion.

I drive past there almost every day - it is on the south shore and IS east of Hovensa...but not way out like toward Divi. You do not see Hovensa - you can see the tankers offshore, but that's about it. There are houses back there, so the utilities are at least close. Flat land as far as I can tell, but I haven't studied the map at the entrance of the place very well to be able to give you the demographics on where it begins and ends, nor have I driven up there. There is a sloping hill toward the back (north), so you would have a sea view....on the front side, you'd want to buy close to the front (street/south) of the development or I can see where your sea view would be blocked by another home if you didn't. It's on the same road Nugent Farms is on, and Many Paws (which I believe is the actual entrance sign, but I'm a little foggy there.) The main highway is paved - the road that turns to the development is not.

The sign hasn't been up a terribly long time...I believe ReMax has the properties. I can do some scooting up there if you'd like - I'm a rambler at heart! I can actually get you better directions too...I'm just shooting from the hip...but I'm sure one of the realtors will pop up with more info...

The Grange Stock Estate plat was sub-divided decades ago and most of the lots were sold to buyers who have held them for years, as often happens on STX. Two individually owned lots sold last year. A large quantity of lots has been held by one corporation and those lots came on the market earlier this year. One of those lots has now gone to "pending" status and 15 more offerings remain on the market. The listing prices range from $25,900 to $90,500 (this price is for a combination of 3 lots). They are located in an area also known as "Many Paws". Perhaps you've seen the sign for that in the past and it will help you to orient yourself to their approximate location. You enter the development from the southshore road (HWY 62). The lots are large, with many of them over an acre in size.

I have been working with a builder who is considering buying multiple lots in this plat to build spec homes. He would also be willing to construct homes for buyers who purchase their own lot anywhere on the island. The houses he is building are a pre-fab, hurricane resistant (to 200 mph winds) product called "Force 10" homes. These have been built on St. John for many years and also in other places around the world. the price per square foot will depend on how you want the finish work completed. They can do them very simply or very elegantly and anything in-between. Galleries and courtyards can be added. The exteriors can be stucco. Choose your tile for the interior and whatever cabinet type and style you like best. They can build these in a pod stle that is very West Indian in flavor, and they can also attach the pods into a single building. The buildings can have angles and bay windows and a variety of nice architectural features. Everything is sized in one meter grids, so the room sizes feel a little roomier than typical. Wall height is a little over 9 foot with vaulted ceilings adding more room for air movement. They do very wide sliding doors that can give you windows mostly of glass. Lots of cool possibilities!

The cost per square foot is in the typical range for other types of construction in the islands. The beauty is that these can be construction in a fraction of the time of masonry homes. The exterior shell goes up in about three weeks once the slab and cistern are in. The interior finish work takes another couple of months. So you can be into your new home in just months instead of a year or more. Not bad at all.
