finding a home

*Is is possible to find a decent home for me and my two small children for less than 140,000 in a nice, safe area. Can you recommend an agent who can work with my special needs.

Joy: Have you looked on this web site re: real estate? The average home price on St Croix is $195,000, St Thomas is $325,000 and St John is $600,000. Maybe renting for 6 months before making any decision would be a plan??

The answer to your question is unfortunately no. You might be able to find a condo (rather than a house) in that price range (even that would be stretching it a bit) but by the time you add approximately $800 to $1000 per month of condo related fees on top of your mortgate payment, I am afraid you would again be out of your range. Another consideration is the cost of schooling. The schools here are not accredited by the Us Department of Education. Almost all transplants from the continental US put their kids in private schools which can cost upwards of $9500 per year per student. Sorry to be the bearer of bad news, but better to have reality in place before making a move.

Can anyone else comment on the price of homes - because i found several homes for under $150,000 on different realty websites - on st. coix

YOU MUST SEE BEFORE YOU DECIDE! AND ASK TONS OF QUESTIONS.

Type of construction and location are MUCH more important here than on the mainland.

Here is a paragraph from our Real Estate section for St. Croix. (Numbers are from Feb. 2005)

"The residential market provides an almost equal selection of properties in all price brackets, ranging from $30,000 to $6,490,000. There are currently 206 homes listed that vary from fixer uppers to luxury properties. The greatest number of properties range between $100,000 and $300,000 with a fairly equal distribution of homes between $300,000 and 1 million. Luxury homes worth $1,000,000+ make up about 20% of the residential market. As would be expected, these homes are worthy of design recognition. The $500,000 and upwards price range affords exquisite properties with nicely appointed interiors, spectacular views and ideal locations. Properties in the range of $250,000 to $500,000 are also beautiful homes with views, pools and good neighborhoods. The price range of $140,000 to $250,000 yields comfortable homes in good areas, convenient to everything. Homes under $100,000 are typically fixer-uppers or modest homes."
