Yo yo yo! A friend of mine is interested in moving to stx (we'll see haha). Anyone know anything about these condos:

That price/location seems pretty amazing. Just wondering if anyone has stayed here. Thanks!

Don't do it! Was there - Pam can be a MAJOR ripoff! Go to Granada Del Mar on your own and see what you can do. The property itself was good.

Pam is cool to deal with (she was great with our real estate transaction), but the condo is OVER priced.

I used to work with Pam and that just doesn't gel with most people's experience of her...check out rental rates for other units in the complex...if there are any...and look at rates for neighboring developments. 3 bed 3 bath for 1600 is NOT that bad!

3 bedroom condos on the beach are in VERY short supply and 1600 is not high at all to rent one. Granted this is a no frills condo but its a 3 Bedroom condo on the beach. It's not overpriced at all, I'd be the first one to tell you if it was. And one with 3 baths?? Grab it quick! Most 3 bedroom houses in nice neighborhoods start at 1800 to 2500. Condos on the beach go for as much as a house or more. The area this condo is in has good and bad, IMO a bit more bad but still a good area.

Pam has a good reputation. You can't please all of the people all of the time.

i agree with the fact that with that price, a house could be found.. but granada del mar has an amazing location and view

Agreed in this market you can get a better deal. Heck if you want to live on condo row in stx and this wondrous limited supply high demand 3x3 2nd floor, then you should ask if the price is flexible. Generally they are, especially when there's More supply than demand......
Same condo complex 2x2 on the ground floor, beach outside your own door lists for $149K, So own it including monthly condo fee for less.

Serious salt and corrosion. (td)
Surf breaking in your front yard 24/7.(tu)/(td)
Neat spot, but I personally wouldn't want to live there. It could be a fun rental for awhile though.
Beach access(tu)
Centrally located(tu)
Impossible to keep clean windows and glass(td)
Electronics, vehicle, and appliance corrosion(td)(td)(td)

I'm not picking on GDM.....That whole area from Salt River to Christiansted can be very salty behind the breakers of long reef.

Are there erosion problems along that area between Christiansted and Salt River...such as Judiths Fancy Coast? If so, how bad and over how many years?

I live along condo row and glady tolerate window cleaning and some salt-laden humidity for the nearly-constant breezes, the soft rustling of palm trees, the gentle sound of the ocean and, mostly, the incredible view. What I see when I walk in my front door is simply amazing. Wouldn't trade it for anything, except perhaps a house with a fenced yard on a VERY high hill.

I leased at Condo Row for a couple years. Finally moved out when the constant gunfire (apparently, it's NOT just for New Year's Eve!) across the street got to be too much.
