Enfield Green on STX

I am looking at a house in Enfield Green on STX. I like the house and neighborhood but someone told me it could be bad (crime)due to its location near William's Delight and Camparico. I have only been here for 2 months so I don't know the island that well. What do you all think? Any input is appreciated.

Think you should rent for a year. So at the very least you'll have piece of mind when you buy. Everyone wants to buy right when they come, most will tell you it is better to wait, except your realtor of coarse.

Enfield Green while it is a gate neighborhood (no guard) it does have trouble with robberies. For the most part it is a safe neighborhood. What I dislike most about it are the dogs that roam around there loose and the fact your guests cant get out without calling you back to open the gate for them. Its actually completely illegal. Its a ticking timebomb for the assc to get sued.

Other negatives.
Under the approach end of runway 10. The usual runway used by airplanes.
Downwind of the landfill and Hovensa.

Positives.
Novell Frances lives there. Oh yeah, his house was burglarized too.

FYI, there's a property developer in I think North or South Carolina who was advertising lots for sale on STX, that were in Enfield Green. He runs or used to run an ad on TV in the Charlotte area, and sells mainly I think lakefront lots he develops somewhere in that area. He apparently bought up a bunch of the EG lots, and would send folks down to look over the island, had them stay at the Buc, and I think reimbursed them for a weekend visit if they purchased from him...I seem to remember his prices seemed pretty high for the area....

I looked at lots there a few years ago. It seemed like it would cost more to build, then a house would be worth.

I know someone in law enforcement who asked for the code so that he could go in and do regular sweeps and patrols of the neighborhood and beaches. The president of the home association said, "NO". She told him that if he needed to get in, he was expected to call her from the keypad each time he wanted access, even if it was the middle of the night!!

He said "screw it". He'll keep another neighborhood safe at night!

This was about about two years ago (I think), but I know what neighborhood I don't want to live in.

I live a couple miles west of Enfield Green, even closer to William's Delight and Campo Rico than Enfield Green is, and am not in a gated community, but haven't had any crime issues. I don't think that William's Delight and Campo Rico are specifically a problem for Enfield Green. Crime is more correctly a matter of a few individuals rather than whole neighborhoods causing the problems. Individuals are portable and the island isn't all that big.

I do find the gate situation at Enfield Green to be a bad one as in an emergency someone could get stuck inside the gate needing to get out and emergency vehicles can't get in easily. Gates can be secure without being as obstructive and potentially dangerous as this one is. It would be wise of the homeowners to collectively force some changes to protect all residents better and not simply let the president of the HOA rule such things as whether a police officer is allowed to do neighborhood drive throughs to watch for suspicious activity.

I've sold properties within this neighborhood and the buyers say they are happy there and haven't had any issues with crime.

I believe Naomi Joseph, police officer and Senatorial candidate, is head of the HOA.

There have been more robberies there than anyone could imagine--entire houses cleaned out including furniture, appliances and AC's taken out of the walls.

It's a lovely and well kept neighborhood but the entire western boundary is wide open as is much of the area facing the highway; easy in and out for the bad guys.

I don't think Airplane noise is a big factor, because there aren't that many flights going into the airport. I think Enfield Green is one if not the biggest values in VI real estate. The land is flat so its an easy build. The homes are well kept, there is essentially a private beach and the Stanford Financial group is building their headquaters right down the road. In real estate, you make your money when you buy not when you sell. You should invest where private capital is investing their money (not wasteful government projects).

Also Estate Betty Hope (next to EG) may be home to a beautiful hotel development. My advice buy (once you do your homework) and stop listening to naysayers who are to lazy to take advantages of opportunities.
