I had tenants that didn't know to water plants during the drought even though we have an elaborate drip irrigation system that just needed turned on. All of my beautiful palm trees turned to dust - they didn't even notice. I've got new tenants now who take much better care of things.

Most landlords I know don't put their tenants in charge of grounds maintenance unless the tenants really know what they're doing. The cost of basic maintenance is included in the rent and contracted out. In my landlording days I did exactly that or took care of it myself. Tenants can put what they want in pots!

I agree. Most tenants don't take care of the yard.
I've always included yard maintenance into the rent.

Pretty good point. That really takes a toll on your happiness. It's very stressful.

Sorry if that irritates you for some reason. I'll be sure never to mention it again and will keep my rake out of sight! 😀

I will certainly take care of anything my new landlord asked me to. It sure beats shoveling snow . I enjoy gardening and it will be interesting to try my hand at some tropical gardens czn I barrow your rake OT

Mine's on its last legs, drops more than it gathers and needs replacing (!) but Home Depot carries them.

The property upkeep is the landlords job and I make sure that is on the contract on who does what maintenance. I take great care of the inside. I guess since I've always lived totally in the bush - I don't worry about leaves and such and if things need to be landscaped or trimmed I call the landlord. They want to do it then its on them. I only rented one house with a grass yard and better believe that landlord was out there mowing and trimming once a month. I didn't really care but I made it clear I wouldn't be doing that.

Best cleaner-uppers of all - only problem is that when they're doing yard work they don't discriminate between weeds and planned plantings - or laundry hanging out to dry for that matter! 😀

You'll still probably want the rake. East is not treeless. And I use mine to rake up all the stones that get exposed after the rains.
