Crime Stats - St. Croix

Howdy Y’all !!!

Is there a web site or government authority there in St. Croix that can provide the crime statistics for each estate? I have been attempting to collect these stats manually from the Virgin Island Daily News. Not the most efficient or accurate method…
My interest is to get a feel for the island leading up to a land purchase. I have been told by a local St. Croix real estate agent that the “feel of the neighborhood” should be a top criterion when considering investing in land. Also, it was mentioned that the areas around housing projects should be avoided. Are these housing projects located in any certain area or estate?
As mentioned in my introduction post, our plans are long term. Realizing that all things change over time, this is really not our top consideration. But it is worth the effort to be informed. The hope is to find and invest in land that is in an area with good long term potential and fits our taste and expected needs.

Not really, not likely, no... for your question concerning getting stats by estates or stats in general.

Yes the public housing communities are in certain areas; There are about 12 communities.

Hey Kenneth,

I'm also a fellow Texan who has relocated to St Croix, just putting in my unasked for 2 cents. Has anyone warned you about wind insurance? I'm sure you expected it, its roughly about 2 3/4 percent of the purchase price of a house. Depending on where you live you could need flood on top of that. And there are not alot of different loan options down here. Condos are alot easier unless you are like me with pets 🙂

Hey, thanks for that tip! I have had insurance in the back of my mind. Our plans are to build a house that will be “hurricane resistant” using the latest concrete form technology and steal. But nonetheless insurance will be a must. The ‘Settlers Handbook’ indicated that no mainland insurance companies provide coverage in the Virgin Islands. Do you have any suggestions on insurance companies?

Thanks for reminding me about financing. We had planned on pre-qualifying for a loan. I had just assumed my local bank would be the first place we would look. However, a local STX bank may be a better option. I’ll start investigating that more seriously.

About half of the continentals I meet on this island (STX) are Texans. The new sports bar. Sharky's, even has a TX flag and a Luchenbach Road sign.

I myself have lived here a year now, but am originally from Graham. A small town between Wichita Falls and Dallas.

What I miss most.....Shiner Bock Beer, Tubin' in the Summer, Friday Night Football, and Whataburger.

The weirdest thing.....when relatives leave messages on my machine, and I go "Damn! Is that how we sound?" I just love the TX accent though. Not quite southern....Not quite like anything....It is a true dialect. Kind of like here. It doesn't sound anything like the local accent, of course, but has a cool lilt to it just the same. Ever notice how thick your accent gets when your talking to other Texans?

How bout yall? How are the Texans adjusting?

Interesting comments regarding "wind " insurance. I know many people who go "naked". They have insurance that covers ,fire, liability,etc, but not repairs from "hurricanes". This saves much on premiums. I Talked to One person, with a "wind proof" house who said he can replace his roof for under $20,000. So he gambles that it will be less than his very high insurance premiums over the years. However if you have a loan on your house, you will probably be required to have complete coverage.

(no i'm not from texas)

I know I tried to get a loan with quite a few banks before I left and they just dont finance out here. As far insurance companies try http://161.58.85.114/, this should be the VI phone book online. We gave up and decided to rent so I didnt do to much research on the insurance. The only other option I heard of besides B's above was getting owner fiancing, but I remember someone warning not to do that, but I dont remember why (sorry).

I am from Brownsville and Dallas mostly and I miss Whaterburger and Shiner as well and good mexican (please excuse drool)

I guess I'm going to have to give Sharkys a try.
