Commercial or Retail space for rent

My wife and I are considering moving to and opening a small business on St. Thomas.
Is there space available for rent in retail areas, perhaps such as a strip mall? And if so, any idea of the cost? We would need approximately 1000 sq. ft.

St. Thomas has shopping areas in Havensight - market mainly cruise ship passengers -very high rent. Charlotte Amalie has a large shopping area in the historic part of town - markets visitors - high rent. There is a shopping mall in Tutu - mainly for residents, and there is Nisky Center also. Red Hook has shops as well.

I can't help with exact rent cost - perhaps someone else can assist with that.

Will your market be visitors or residents??? Oh there is also shop space in Four Winds - not too happening anymore. And Fort Mylner and Wheatley Shopping Center also have shop spaces - cater more to residents.

Depending on the type of business you will offer the shopping area you choose should match.... For example Nisky Center is a shopping area however stores seem to go in and out very quickly - the stores that have really stayed on since the get go are larger stores Radio Shack and Pearle Vision - government offices now can be located there in some spaces. There are other stores there like a pharmacy, music store, subway, a mail center... so I think its perhaps stabalized more then when it first opened and the big stores that offered services were doing well but the littler ones wont. The Tutu Park Mall always gets traffic, K-mart is there, so is a big grocery store - they are the anchor stores... there are lots of shoe stores there too. Red Hook is pretty popular and if your business will help folks on boats then it will do well there. The other shopping areas Wheatley, Four Winds should be investigated based on how much traffic and what kind of other stores are there and how well your business would do amonst the exisiting ones.

Hello DG,

Well it does not sound like you need a lot of space. I think that you would be able to find a location fairly easily. Exception being tourist areas (i.e. Havensight, Downtown).
Depending on the amount of foot traffic you would like to have and the location of the island the going rate is about $ 40.00 square ft.
From my experience every property is different with cam's, and step increases. Some do some don't. Most will want to get you in on a minnimum 3 year lease. Feel free to make your own deal.
