Hello ? I hope this message finds you well with everything going on. I have inherited some unfinished property (the house on the first level is complete; two bottom levels remain).

Can anyone provide me with some reputable architects, contractors, and project managers on STX? I've heard amazing things about Chris Tavernier, can anyone share their experience with him and give an estimate on his pricing?

Off topic I guess, but there are 3 homes being built in my neighborhood.  1) is going on 3 years now, every so often they work on it, still working on the foundation, 2) is going on 9 months now, cistern and footers in, 3) land cleared 3 months now -no one is been around since.

I have seen some homes in some areas being built a little bit faster, but it's an extremely slow process.

As for pricing of plans, I was asking around for a pool addition with little to no response or follow up but others told me it would be 3k just for a pool.

Good luck.

Hope you find someone good and reliable and fast, be prepared to pay more for a faster completion time imo.

Welcome to the forum!

You mentioned that the first level is complete - do you know if the house has a certificate of occupancy (or CO)? You must have a CO to legally occupy the home.

If it does, you may be able to find contractors for the specific smaller projects you need to complete the house's lower level(s). You may also be able to live in it and complete the job yourself over time (many people do). 

Many builders are turning down new projects now because they have so many jobs to choose from...

The last per square foot cost estimate I heard was $300 for new construction. Depending on how complete the lower levels are, the cost should be lower for you (much of this cost is for concrete in new construction).

@daveb722 Thank you. Right now Im really interested in finding a good architect to draft some plans and give me a rough price estimate so I can gather my funds (plus excess). I do know that before construction begins I will have to find someone to grade & pave the driveway leading to the bottom. So much involved.

@rewired Thank you. Yes some of my family occupies to so we are good on that. I've seen that price too. Seems like a good estimate to start planning with.
