Anybody selling Timeshares? I have a few questions....
Hey all, hope someone can help me out here. I was going to move to Hawaii for a year & sell timeshares but you have to have a Hawaii Real Estate License to do according to my research. I am already a licensed Real Estate agent in sunny & deflated California...but it's time for change & the USVI looks like a great place to be for a year or two or three!!!! I am also a sailor in San Francisco so I assume finding a job working charters for some extra cash should be a breeze right?
So my questions are:
1.) Do you need a USVI real estate license to sell Timeshares in USVI?
2.) Anybody have any insight on the current Timeshare industry on USVI? Are they selling......Are there jobs to be had?
3.) If so...what island & what resorts would be considered the best to work at?

No license needed here. Most timeshares have stopped selling (Bluebeard's Castle, Elysian, Bluebeard's Beach Club, Paradise Found, Sapphire Beach Resort, etc.)...The Westin on STJ is still actively selling, but I have a couple of friends that work there and say the heyday is over...each one only sold one last month, so they are looking for other money-making ventures...the Marriott on STT is still selling, too, but my neighbor, who was the Sales Manager, stepped down to just sell, then two months later moved off island...doesn't sound very promising. I was the Sales Manager in my last Timeshare job and I sure miss the fun and the money, just no good opportunities here...at least not like it used to be. If you find something good, let us know...
Don't know about STT, but you definitely could not make a living selling timeshares on STX.
Hey Marty, that's some great insight. Not what I was hoping to hear but I would rather know the truth ahead of time then find out later.
Sounds like I need a good plan B in place if i am going to make the leap. Can a sailor with average knowledge make decent money working the charters or is that a tough gig to break into as well? I will have to have something to supplement my income. I seriously doubt I can live the good life off of $2000 a month in the USVI? Sounds like you guys are at least as expensive as sunny California & I don't want to be waiting tables. Any insight?

Hey Linda, thanks for posting. I am curious if you recently departed a Timeshare job in the USVI or if that info is coming from a friend? And....if I smart level headed guy like myself wanted to come to the island for 6 months to "Live the Island Life" for once in his life, would you have any suggestions on where the jobs are?

STX is a small place and there just aren't timeshare units for sale. If you haven't been here yet, I suggest a pre-move visit to check us out yourself.
skip: You will find that you may get different answers from people on St Croix and on St Thomas. Linda is on St Croix. Marty was bi-island, but I don't know now. BTW, I am glad the timeshare market has stopped. Too many here on St Thomas for my liking.
I would make selling timeshares for a living about an "F" plan, if I were you. As Marty said it is dead here on STT. It will stay dead for many years. The biggest sellers are Marriott and they have stopped construction on their project. Wyndam has stopped work on their Rennasance resort for three years now!

I worked for Marriott for 6 months and it is certainly a tough market right now. Westin STJ and Marriott are active though...if you have experience in the industry you can still make money doing it, you just have to be really good and also really lucky that the right person or couple is sitting in front of you.
As far as the charter business, there is definitely opportunity but there is also a lot of competition. My advice is to make a lot of phone calls and try to set up interviews for when you do a pre-move visit. A lot of what happens here, especially job-wise, is word of mouth and getting to know people.

Actually there are 3 places that sell timeshares on Stx, Hotel on the Cay, Divi and Cheney Beach Resort, but I think it would be very hard to make a living. I would think most of them are sold or mostly sold. Not positive Hotel on the Cay even does it anymore, it's been several years since I heard about them.
